Buying your first home in Texas is an exciting milestone, but it can also feel overwhelming if you don’t know what programs are available to help you get started. The good news is that Texas offers a wide range of first-time homebuyer programs designed to make homeownership more affordable. Whether you’re looking to buy in San Antonio, Houston, Dallas, Austin, or anywhere across the state of Texas, there are programs that can help with down payment assistance, closing costs, and affordable loan options.

One of the most popular statewide options for first-time buyers in Texas is the My First Texas Home program. This program is available throughout Texas, including major metro areas like San Antonio, Houston, Dallas-Fort Worth, Austin, and surrounding suburbs. It offers a 30-year fixed-rate mortgage along with down payment and closing cost assistance that can be as much as 5% of the loan amount. The assistance is structured as a second lien with no interest and no monthly payments, making it easier for buyers to move into a home without draining their savings. This program is especially helpful for buyers who may qualify based on income limits or who are purchasing in targeted areas of Texas.

Another strong option for first-time homebuyers across Texas is offered through the Texas State Affordable Housing Corporation, commonly known as TSAHC. TSAHC programs are available in cities like San Antonio, Austin, Dallas, Houston, Killeen, New Braunfels, and many other communities statewide. These programs provide down payment assistance of up to 5% of the loan amount and can be paired with FHA, VA, USDA, or conventional loans. TSAHC also offers specialized programs such as Homes for Texas Heroes, which provides additional benefits for teachers, first responders, healthcare workers, veterans, and law enforcement officers purchasing homes anywhere in Texas.

In addition to statewide programs, many cities across Texas offer local down payment assistance programs that can significantly increase a buyer’s purchasing power. Buyers purchasing within Houston city limits may qualify for the Houston Homebuyer Assistance Program, which can provide substantial funds toward down payment and closing costs. In Dallas, the Dallas Homebuyer Assistance Program helps eligible buyers who plan to live within city limits. Austin offers one of the most generous programs in the state, with assistance that can reach tens of thousands of dollars for qualified buyers purchasing in the Austin area. San Antonio also provides help through programs like the Homeownership Incentive Program (HIP), which offers forgivable or deferred assistance to buyers purchasing within San Antonio neighborhoods. Many other cities across Texas, including El Paso, Beaumont, McKinney, Mesquite, and Laredo, offer similar local programs that can sometimes be combined with statewide assistance.

Before applying for any first-time homebuyer program in Texas, it’s important to understand a few key requirements. Most programs have income limits based on the area median income for the county where the home is located, and purchase price limits may apply as well. Many programs require completion of a HUD-approved homebuyer education course, which helps prepare buyers for the responsibilities of homeownership. Credit score requirements typically start around 620, although some loan types may allow flexibility. One of the biggest advantages of working with a knowledgeable Texas mortgage professional is determining whether you can layer multiple assistance programs together to maximize your benefits.

First-time homebuyer programs in Texas can open doors that many buyers didn’t realize were possible.
